The General Rule of Thumb
For most multi-tenant commercial buildings, nightly common area and restroom service strikes the right balance between hygiene, cost, and tenant expectations. Lower-traffic buildings with a small tenant roster may be able to run 3x/week without a visible drop in standards.
Factors That Determine Frequency
- Tenant count and mix: more tenants means more restroom usage and higher common-area traffic.
- Building class: Class A buildings with a staffed lobby generally run nightly service to maintain the standard tenants expect.
- Restroom-to-tenant ratio: a high ratio of shared restrooms to tenant count drives more frequent restocking and sanitation needs.
- Layout: a single-entry lobby with light corridor traffic needs less than a multi-wing building with several entry points.
- Season: cold and flu season can warrant temporarily increasing high-touch surface disinfection.
Frequency by Building Type
- Small multi-tenant building (under 10 tenants): 3x/week is often sufficient
- Mid-size multi-tenant building: nightly common area and restroom service
- Class A office with staffed lobby: nightly, plus day porter coverage during business hours
- High-traffic mixed-use building: nightly service plus a day porter for continuous upkeep
Don't Forget Periodic Deep Cleans
Regardless of your regular schedule, plan for quarterly deep cleans -- floor waxing, carpet extraction, and hard-to-reach areas. Most vendors offer these as add-ons at favorable rates for existing accounts.
