1. How long have you served multi-tenant commercial buildings, and do you have references from similar properties? Relevant experience matters more than years in business alone.
2. Are your employees background-checked? Crews work in your building, often after hours. Background checks should be non-negotiable.
3. Are you bonded and insured? Ask for a current certificate of insurance covering general liability and workers' compensation.
4. What products and equipment do you use? Product choices signal a vendor's standards -- ask about disinfectants, floor machines, and whether vacuums use HEPA filtration.
5. Who will actually clean my building? Some vendors quote with sales staff, then hand off to subcontractors. Know whether the crew is W-2 employees or subcontracted.
6. What happens if I'm not satisfied with a clean? Ask about their complaint resolution process and re-clean policy.
7. Do you provide a written scope of work? Any vendor unwilling to put the details in writing is a red flag.
8. What are your contract terms and cancellation policy? Understand commitment length, renewal terms, and early-exit costs.
9. Do you have experience with multi-tenant CAM billing? If your building runs CAM reconciliation, your vendor should understand how their invoicing fits into that process.
10. How do you train and supervise your crews? Training and supervision practices tell you whether standards will hold up over the term of the contract.
